Doorman buildings, Harbor Point, and walk-to-train living
Stamford condos are not interchangeable. Two units with the same bed count a block apart can differ sharply in common charges, amenities, parking, and policies — and that changes both the monthly cost and the resale picture. Some Downtown and Harbor Point buildings run doorman or concierge service; others are elevator buildings without a staffed door; some are smaller walk-ups with much lower charges. I keep track of which is which, so you're not finding out at the lease signing or the closing table.
The other constant: the train. Much of Downtown and the South End sits within walking distance of the Stamford Transportation Center, with express Metro-North service to Grand Central in about 50 minutes. If your short list starts with "I want to walk to the train," that's a filter I apply on day one — it's the single most common request I get from NYC relocation clients.

What it costs
There's no set rate — compensation is negotiable in Connecticut. Buyers sign a written representation agreement that states exactly what I'd be paid and how before we tour; that can be paid by you, by the seller as a negotiated concession, or a mix. On rentals, who pays the fee varies listing to listing — on many buildings the owner pays. Sellers agree the listing fee in writing before any work starts.
