What this site collects
Nothing, unless you give it. There are no accounts, no sign-in, and no advertising trackers. You can search every listing on this site without telling it who you are.
If you choose to send a message through the contact form, the site receives what you type — typically your name, email or phone, and your message — and delivers it to John. That is the only way this site ever learns who you are.
Saved homes
Tapping the heart on a listing keeps it under Saved. That list is stored only in your own browser (localStorage), on your own device. It is never sent to us, and we cannot see it. Clearing your browser data clears it.
Services this site uses
- Web3Forms delivers contact-form submissions to John's email. Your message passes through their service to reach us.
- hCaptcha protects the contact form from bots. It may set a cookie and process your IP address to tell people from scripts.
- Cloudflare Web Analytics gives us aggregate, privacy-first page counts — no cookies, no cross-site tracking, no personal profiles. We see that a page was viewed, not who viewed it.
- Google Fonts serves the typefaces; your browser requests them from Google.
- SmartMLS supplies listing data. Viewing listings does not send anything about you to the MLS.
Each of those providers has its own privacy policy governing what they do with requests that reach them. We have chosen them because they collect little.
What we do with a message you send
We use it to reply to you about real estate. We do not sell it, rent it, or add you to a marketing list you did not ask for. If you text or email John, that conversation lives in his phone and inbox like any other.
Cookies
This site sets no tracking cookies of its own. hCaptcha may set one on the contact page to function. That is the full list.
Your choices
Want a message deleted, or a conversation forgotten? Text or email John and ask. There is no form to fill out — it is one person, and he will do it.
Children
This site is not directed at children under 13 and does not knowingly collect information from them.
Changes
If this policy changes, the date at the top changes with it. Material changes will be noted here.
