Method

Data derives from the SmartMLS IDX feed for Stamford and nearby Fairfield County towns (Greenwich, Norwalk, Darien, New Canaan, Westport, Wilton). Counts include Active, Under Contract, and Coming Soon residential listings that permit internet display; price bands are cumulative (≤) on asking price; medians are computed on asking prices per refresh. Compliance-withheld addresses never appear in any feed.

Correction — 2026-08-05 to 2026-08-06

On 2026-08-05 the IDX sync began also pulling Closed (sold) listings, which this site publishes as comparables. For roughly 14 hours those sold records were counted as active inventory, so 15 rows appended to stats-history.csv between and reported roughly 4,380 listings instead of roughly 1,700, and moved the median asking figures accordingly. Those 15 rows describe a population this dataset never intended to measure, so they have been removed rather than restated; the series resumes on its published definition with the next refresh. No other row was altered. If you pulled the CSV during that window, please re-fetch it. Sold listings remain on the site as comparables — see recently sold — but are excluded from every count, band and median on this page.
