Most property search makes you translate a life decision into dropdowns: a price band, a bedroom count, a checkbox for parking. Magic Search skips the translation. You write the sentence you would say out loud — “two bedrooms under $3,500 that takes dogs, walkable to the train” — and it sets the real filters for you, then ranks what is left by how well each home actually matches.
It reads the same live SmartMLS data as the map: 1,712 active listings across Stamford and six neighbouring Fairfield County towns (1,075 for sale, 637 for rent), refreshed every three hours straight from the MLS. Nothing is invented and nothing is scraped.
How to phrase it
Plain sentences work better than keywords. Each of these runs the real search:
- 2 bed under $3,500 that takes dogs, near the train
- Condo under $700k with a garage
- Single family, big yard, quiet street
- Waterfront under $2M
- Just listed, walkable to the train
- In-unit laundry and parking under $2,800
Budget, bedrooms, bathrooms, town, home type and walking distance to a Metro-North station become real filters you can see and adjust afterwards. Things the filter bar has no control for — pets, a garage, central air, in-unit laundry, a finished basement, no HOA — are matched against the listing’s structured fields and used to rank the results.
What it will not do
It never ranks or scores schools, and it never describes a neighbourhood as good, safe, or right for a particular kind of buyer. Assigned school names are reported as facts because they are facts; steering is illegal under the Fair Housing Act, and a search tool that quietly ranked neighbourhoods would be doing exactly that.
It also will not guess. A home missing a field is never counted as a match for it, and a listing is only excluded on an explicit value — “Pets: No” hides a home, a blank pet field does not.

Is this a chatbot?
No. There is no model writing prose about homes. It parses your sentence, sets the search filters, and shows you the actual listings that match — the same listings on the map, in the same order it ranked them.
Does it cost anything or need an account?
No. No sign-up, no email gate. The listings are John Restrepo’s licensed IDX feed from SmartMLS, shown in full.
How current are the results?
The feed re-syncs every three hours, so new listings usually appear here the same day they hit the MLS — often before they finish propagating to the national portals.
Can I search sold homes too?
Yes. Turn on Sold in the search filters, or browse recently sold homes by town with their recorded sale prices.
